Hudson Meridian Construction Group is a leading northeast construction services firm with development expertise and capabilities. We seek to develop institutional quality residential and commercial real estate projects within our active construction markets of New York, New Jersey, Southern Connecticut and Eastern Pennsylvania.

We seek to identify opportunistic entry points where we may co-develop or develop projects through:

  • Co-general partnerships
  • Land-owner joint ventures
  • Direct land acquisition

HMCG leverages its construction management expertise and capabilities to “de-risk” the major risk component of ground-up development which is construction.

Target sectors include multifamily and condominiums with or without mixed-use components, student housing, build-for-rent and self-storage.

By combining capital, a strong balance sheet and best-in-class execution capabilities, we deliver superior risk-adjusted returns for partners and investors.

Co-General Partnerships

HMCG seeks to partner with developers in a Co-GP capacity leveraging its development strengths and capabilities:

  • Co-investment capital toward land acquisition, pre-development costs and final project capitalization
  • Strong balance and institutional capital relationships (i.e., closing a $121 million construction financing on its flagship 398-unit multifamily development in New Haven, CT)
  • Construction management and general contracting expertise with a risk management focus toward project delivery
  • Strong institutional partnerships to execute leasing, management and sales
Land-owner Joint Ventures

HMCG seeks to joint venture with existing land-owners enabling them to capture additional upside in their property, and share the risk and reward of an expertly executed project development:

  • Working with local government to obtain necessary entitlements, tax incentives building approvals
  • Project feasibility and underwriting
  • Pre-construction and pre-development
  • Sourcing equity and debt to complete project capitalization
  • Overseeing strategic partners to lease and manage projects or execute a required sales plan
  • Hold long-term or opportunistically exit
Direct Land Acquisition

HMCG seeks opportunities to acquire sites directly where its ability to successfully undertake complexity enhances land value:

  • Obtaining entitlements
  • Executing environmental remediation and containment
  • Navigating regulatory complexity of brownfields programs or waterfront development

HMCG determines the optimal approach to land acquisition to mitigate risk

  • Land closing tied to entitlement or project financing milestones
  • Expedited land closing in response to a motivated seller or expiring entitlements or tax incentives
